After the recent earthquake felt in Istanbul, aftershocks continue, and housing trends across the city are evolving. Real estate professionals report increased interest in the districts of Basaksehir, Eyupsultan, Sariyer, Beykoz, and Cekmekoy.
These areas are not only farther from fault lines but are also considered to have more stable ground conditions.
At the same time, there has been a noticeable rise in land search activity across the Marmara region following the quake.
Following the 6.2 magnitude earthquake in the Marmara Sea on April 23, searches for properties to rent or buy in Istanbul have shown significant changes. Home seekers are increasingly interested in northern districts, distancing themselves from areas closer to fault zones in the south.
Selcuk Hicdurmaz, marketing director at Adrese Real Estate, commented: “After the earthquake, we began receiving more inquiries about Basaksehir, Eyupsultan, Sariyer, Beykoz, and Cekmekoy. These districts are all located farther from fault lines and generally have more solid ground. Within Eyupsultan, Gokturk stands out in particular.”
Hicdurmaz added that Basaksehir on the European side and Cekmekoy on the Asian side are centrally located and offer more affordable housing options.
“If we receive five inquiries about these two districts, we get only one about districts in the south. These trends signal a clear shift in the real estate market,” he explained.

With the combination of earthquake concerns and the arrival of warmer weather, interest in land across the Marmara region is also growing. Selcuk Hicdurmaz noted increased activity, particularly in districts of Sakarya and Bilecik.
“This rising demand is starting to reflect in land and field prices.
When purchasing land, buyers should pay close attention to infrastructure availability and proximity to city centers. It’s also crucial to remember that construction is not permitted on land classified as farmland,” he warned.
