Türkiye's largest conglomerate, Koc Holding, and Yildiz Holding, known for the food brand Ulker, signed a $160 million agreement on Tuesday to transfer the operating rights of key marina facilities and their associated luxury hotels in the Gocek region of Mugla's Fethiye, a major coastal tourism destination.
The deal includes Gocek Village Port Marina and Gocek Exclusive Port Marina, along with high-end hotels connected to the facilities.
The acquisition will be carried out through Tek-Art Kalamis, Koc Holding’s subsidiary responsible for its maritime investments, according to a disclosure submitted to the Public Disclosure Platform (KAP).
As part of the agreement, Koc Holding will take over the operating rights from Yildiz Holding—50% owned by the Ulker family—and Saglam Insaat, which holds the remaining 50% of the marina operations.
The marinas’ land usage rights are valid until the end of 2033, while sea usage rights are secured until 2073.
The transaction is subject to approval from the Turkish Competition Authority, the Culture and Tourism Ministry, and the Environment, Urbanization and Climate Change Ministry. The parties must also sign a protocol to terminate existing lease agreements for the hotel properties.
If regulatory approval is not received by Dec. 15, 2025, either party may cancel the deal. Tek-Art also holds the right to withdraw unilaterally if the remaining conditions are not met by the deadline.
In February, Koc Holding also signed a contract for the Fenerbahce-Kalamis Marina tender in Istanbul, where its subsidiary Tek-Art secured the 40-year operating rights of the marina with a $504 million bid.
The marinas are located in Poruklu Bay, 10 minutes from Gocek town center in Fethiye and 20 minutes from Dalaman International Airport. It is designed to accommodate yachts measuring 18 meters and above, with floating docks constructed according to modern technological and safety standards. Its position within an inner bay provides a sheltered mooring area.
Facilities include private covered floating verandas for yacht owners and over-water cafe-bistro units. The adjacent Gocek Village Port offers dry dock services, hauling and launching operations, and on-site maintenance carried out by subcontractors.
In the first half of the year, Mugla received a total of 1.19 million foreign tourists. Of these, 680,762 entered through Dalaman International Airport, one of the province’s two international airports, while 193,123 arrived via its 10 maritime border gates, according to the Turkish Culture and Tourism Ministry's figures.
Gocek ranked seventh among the maritime entry points, with 1,102 arrivals recorded at its sea customs gate.
